A useful trick to track mortgage interest rates

It is not widely known among the public, but mortgage interest rates tend to track to the yield on the 10-year treasury note. When the yield on the 10-year T-Note goes up mortgage interest rates tend to go up, and vice versa. So if you are wondering about mortgage interest rate trends a quick and easy way to gauge things is to look at the trends on the 10-year treasury notes. See here for an example of the last three months of that 10-year T-Note. Mortgage interest rates on 30 year fixed loans tend to be between 1.5% and 2.25% higher than the yield on this 10-year note. (Although that can vary depending on other market factors). Still in terms of macro trends on rates this is a useful tool.
As of this week yields on the 10-year note have been dropping for more than a month so interest rates have generally followed suit.

Much Lower FHA Loan Limits Coming
Written by Brayden OFlynn on May 29, 2011 – 3:42 amAbout one-fifth of the nation’s counties are scheduled to see lower loan limits on FHA mortgages beginning Oct. 1, according to an analysis the U.S. Department of Housing and Urban Development (HUD).
That’s when a temporary increase in FHA loan limits, enacted by Congress three years ago, is due to expire. About 670 of the nation’s more than 3,300 counties and county equivalents will be affected by the change, many of them in some of the nation’s most populated areas. In some areas, the impact will be severe. Many counties will see a decline of more than $100,000 in the maximum loan amount available through an FHA mortgage to homebuyers there.
East, west coasts most affected
Much of the impact will be concentrated along the nation’s east and west coasts, with most California counties seeing loan limit reductions in excess of $100,000, and big drops also seen along the Northeast coast from Washington, D.C. to Maine, an Full article…
